We live in a world of absolute information overload, and sorting through the noise to find the strategies that actually move the needle is exhausting. Today, I am holding down the fort solo while my amazing business partner, Alli Garced, explores Thailand, and I’m breaking down the top five books that completely transformed how I think, operate, and scale my real estate business.

Book 1: Miracle Morning Millionaires by Hal Elrod & David Osborne

When I got out of the military in 2018, I transitioned from a fixed paycheck to a commission-based structure. I was hyper-focused on money and built a massive hustle mentality. That was when I picked up Miracle Morning Millionaires, and it completely reshaped my perspective on success.

The Core Habits of Self-Made Millionaires

The authors outline that true millionaires do not just work hard; they design their lives with immense purpose and consistency. Here are the core habits that stuck with me:

  • Clarity and Consistency: Millionaires know their goals, map out the steps, and show up daily to execute them.
  • Automation and Leverage: They constantly ask, "Who can do this that is not me?" If you are doing tasks that anyone can do for an hourly wage, you are wasting your talent.
  • Effectiveness vs. Efficiency: Effectiveness is about doing the right things. Efficiency is about doing things with the fewest possible resources.

Protecting Your Personal Energy

Your income and circle will never outgrow your personal development. If you want higher-quality friends and business partners, you have to become a higher-value person first.

The book also breaks down "energy engineering." It taught me that what we eat and drink is fuel, and that sleep is not the same as rest. Rest is intentional recharging—like cooking dinner with family or watching a movie—which prevents the exact burnout I faced early in my career.

Book 2: How to Win Friends and Influence People by Dale Carnegie

Written in 1936, this classic is the ultimate blueprint for "persuasive leadership." It teaches you how to influence others without manipulation by mastering your own ego and communication style.

The Three Pillars of High-Stakes Communication

I apply Carnegie's principles daily with my real estate clients, team members, and family. Here are my top notes categorized into three areas:

1. How to Be Universally Likable

  • Give honest, sincere appreciation. Speak your compliments immediately, but keep them genuine.
  • Stop criticizing, condemning, or complaining. Nobody likes a "Negative Nancy."
  • Be genuinely interested in others. Ask questions for hours and let people talk about themselves. They will leave the conversation loving your energy.
  • Smile consistently and always use people's names.

2. Handling Disagreements Like a Pro

  • Avoid arguments entirely because nobody ever truly "wins" them.
  • Welcome disagreements, find areas of common ground, and recap the other person's point so they feel heard.
  • Never tell someone they are wrong. If you are wrong, admit it quickly and emphatically.
  • If your emotions are running high, postpone action. Give yourself space and revisit the topic tomorrow.

3. Mastering Influence and Leadership

  • Always begin with sincere praise before delivering a correction.
  • Ask questions instead of barking orders. Make faults feel easy to correct.
  • Praise even the smallest improvements. If people know you believe in them, they will rise to that high standard.

Book 3: Atomic Habits by James Clear

If you struggle with consistency, Atomic Habits offers the most practical, step-by-step psychological framework ever written. It is not motivational fluff—it is a tactical guide on how to build systems that last.

"You do not rise to the level of your goals. You fall to the level of your systems."

Building Identity-Based Habits

Clear explains that small, 1% improvements compound massively over time. To make a habit stick, you must build it around your identity rather than just your desired outcome.

Every single action you take is a vote for the type of person you want to become. When you are looking at junk food in the pantry, ask yourself: *Is this action voting for the person I want to be?*

The Laws of Habit Design

To build a new habit, you must make it obvious. To break a bad habit, make it invisible and difficult to access.

  • Habit Stacking: Stack a new habit on top of an established routine. For example, place your daily vitamins directly next to your toothbrush.
  • Process over Outcome: Instead of focusing on an uncontrollable outcome (like "getting 10 leads"), focus entirely on your controllable input (like "posting on Instagram once a day").

Book 4: Peak Performance by Brad Stulberg & Steve Magness

Written by performance scientists who work with elite Olympians and top-tier executives, this book is a must-read for high-achievers prone to burnout. It completely challenged my perspective on hustle culture.

The Growth Formula: Stress + Recovery = Growth

Elite athletes do not max out on their back squats every single day. They train in cycles of high intensity followed by dedicated recovery. Business is no different.

If you push at 100% intensity non-stop, your output will degrade and you will plateau. Longevity is the key to winning the real estate game.

The Importance of White Space

White space on your calendar is not wasted time; it is where clarity, reflection, and creativity live. If your takeoff angle is off by just 3.5 degrees, you will end up landing in Washington D.C. instead of New York.

Take the time to slow down and reflect so you do not spend years sprinting in the wrong direction.

Book 5: Principles by Ray Dalio

Ray Dalio, the billionaire founder of Bridgewater Associates, shares a framework for making highly analytical, unbiased decisions under extreme pressure. This massive book taught me how to think, not what to think.

Evolve or Die

There is no such thing as permanent perfection. In business, you are either actively improving or you are dying because life is a constant cycle of growth and decline.

Accepting this is hard, especially when building business systems. We are essentially building sandcastles because technology, trends, and markets constantly change. You have to play to keep playing, not just to win once.

Believably Weighted Decision-Making

Dalio urges us to replace the phrase "I'm right" with "How do I know I'm right?"

  • Seek out the smartest people who disagree with you and strive to understand their perspective.
  • Dethrone your ego. Focus on rapid learning and finding the objective truth instead of defending your pride.
  • Accept reality for what it is rather than wasting energy wishing it were different.
