The YouTube Plot Twist: Landing a Local Listing from a Relocation Channel

As military veterans turned real estate entrepreneurs and ICON agents at eXp Realty, we are still actively slinging deals. We are in the trenches daily, which is why we love sharing the behind-the-scenes reality of what is working right now.

About two months ago, an email popped into my inbox: 'Hey, found you on YouTube. We want to sell our house. Can you help?'

Normally, YouTube is a buyer-heavy lead source, especially since my channel specifically targets people relocating to Lexington, Kentucky. But these clients lived just six minutes away from me! Because they had been watching my videos, they already felt like they knew me, loved my vibe, and wanted to hire me over other agents they had interviewed.

Broadening Your Content: Speaking to Both Buyers and Sellers on YouTube

How do you get sellers to reach out from a buyer-focused channel? It comes down to creating neutral, high-value videos that appeal to both sides of the transaction.

  • Catchy Market Updates: Frame boring data with high-interest titles (e.g., 'The Market Is Changing') and address how the shifts impact both buyers and sellers.
  • New Construction & Community Developments: Discussing what's coming soon to your local area peaks the interest of future sellers concerned with their home's appreciation.
  • Strategic Storytelling: Share stories within your videos about how you secured multiple offers or sold a home way over asking to plant the seed of what you can do for potential listing clients.

Our Exact Pre-Listing Discovery Process

Once the lead came in, I immediately hopped on a discovery call. The goal here is simple: build rapport, understand their big-picture goals, and set the listing appointment.

The phone call is not the time to go deep into the weeds or quote pricing. Keep it focused on their timeline and move the conversation toward an in-person meeting.

During this initial call, I always manage pricing expectations. I let them know that while I will bring baseline market data to our appointment, I will not finalize a strategic pricing analysis until I have physically walked through their property and analyzed its specific condition.

The Listing Appointment and 'Seller Homework'

At the listing appointment, we toured their immaculate 2023-build ranch home. After establishing our connection and viewing the property, we moved into the post-appointment phase, which includes assigning "seller homework."

We asked the sellers to consolidate the following materials:

  • Invoices for any home upgrades or major repairs
  • Information on transferable home warranties
  • Utility averages and community details

The Launch Strategy: Strategic Timing and Conservative Pricing

Our sellers had a clear priority: they wanted a fast, seamless sale so they could move by June. Knowing this, we made two highly strategic decisions regarding pricing and timing.

First, we priced the home conservatively, slightly under my already cautious market analysis. As we discussed in our pricing episodes, pricing slightly under-market creates massive buyer hype and pushes the ultimate sales price up via multiple offers, rather than listing too high and being forced to make price drops.

Second, we chose to launch the listing on Wednesday, April 1st. While Wednesdays aren't typical launch days, we chose this date because spring break was the following week. We wanted to capture active buyers before they left town for the holidays, and there was currently zero active competition for ranch homes in their sister neighborhoods.

The Premium 'Coming Soon' Marketing Engine

If you are not utilizing a 'Coming Soon' window, you are missing out on an incredible opportunity to build anticipation. We set a 10-to-12-day coming soon period to maximize local buzz.

During the coming soon phase, we executed a heavy marketing push:

  • Direct Mailers: Sent 500 highly targeted mailers to the surrounding neighbors.
  • Meta Ads: Ran targeted Facebook and Instagram ads that reached over 52,000 local impressions.
  • Systematic Social Posting: Posted the upcoming listing across 20 hyper-local real estate and community groups.

The 48-Hour Going-Live Showings Workaround

While the coming soon phase generated five early showing requests, we refused to allow anyone in before the official launch date. To build maximum pressure, we went live on the MLS two days early to populate on Zillow, but used a seller showing restriction requiring 48 hours' notice. This effectively blocked anyone from viewing the property until day one, resulting in 10 showings booked for our very first day on the market.

eXp Realty Policy Update: Coming Soon Transparency

As a quick industry update, eXp Realty has rolled out new policies to increase consumer transparency. Coming soon listings will now syndicate to Realtor.com, Homes.com, and ComeHome.com rather than remaining entirely hidden from public portal sites. This is a massive win for public exposure while still allowing agents to build pre-market buzz.

Managing Multiple Offers: Uncovering Your Seller's True Motives

On day one, our 10 showings translated into six strong offers. But as a premier listing agent, you must understand that the highest price does not always mean the best offer.

By checking in with my sellers, I discovered their primary desire wasn't just net proceeds—they wanted an easy transaction and the ability to remain in their home through June to attend medical appointments and watch their grandson.

Armed with this information, I instructed the calling buyer's agents exactly how to structure their offers to win the bid. I specified the ideal timeline and requested a post-closing occupancy agreement.

Presenting Offers with a Multiple Offer Worksheet

When you receive six offers, your clients can quickly become overwhelmed by contract details. To simplify the decision, I built a custom Multiple Offer Worksheet and shared it alongside an updated Seller's Net Sheet.

I set up a call with my clients and walked them through the comparison using three key steps:

  1. Congratulate: Celebrate the massive win of securing six premium offers on day one.
  2. Compliment: Remind the sellers that this success is a direct result of their hard work keeping the home in pristine condition.
  3. Recap Your Marketing: Re-establish your value by summarizing how your mailers, Meta ads, and syndication strategy created this competitive environment.

By narrowing the field to the top two contenders, we made the choice simple. The winning offer came in at $27,000 over asking, featured a $30,000 non-refundable earnest money deposit, completely waived inspections and appraisals, and closed in just 12 days. Best of all, the buyers allowed our sellers to remain in the home rent-free until June 30th—saving them thousands of dollars in short-term rental costs.

The Power of Agent-to-Agent Relationships

Never underestimate the importance of vetting the buyer's agent. During multiple-offer situations, I routinely analyze the experience and communication style of the agents submitting offers. An experienced, highly professional buyer's agent who can keep their client committed is worth more than a slightly higher offer from an agent who is likely to let their client get cold feet.

This transaction closed seamlessly in 12 days without a single hitch. It was easily one of the most beautiful, stress-free transactions of my career—and it all started with a simple, organic video on YouTube.
