Are you getting enough engagement on Instagram, or are you just shouting into the void? Today, we are giving you the down-and-dirty, quick-and-dirty breakdown of exactly what you need to know about Instagram to set your real estate business up for massive success heading into 2026.

The Magic Instagram Engagement Formula for Realtors

If you've ever wondered whether your profile is performing the way it should, you don't have to guess anymore. There is an actual mathematical formula to calculate if your account is getting the engagement it deserves, based on a comprehensive study by Instagram expert Brock Johnson.

What Counts as Instagram Engagement?

Before you run your numbers, let's establish what Instagram officially defines as an "engagement." According to your professional dashboard, your engagement is the sum of these four key interactions:

  • Likes on your posts
  • Comments on your posts
  • Saves or Reposts
  • Shares with other users

The Under 5,000 Followers Rule of Thumb

According to Brock Johnson's study, if your real estate account has under 5,000 followers, your average engagement rate should be approximately 4.8% of your total follower count.

"If you have an account under 5,000 followers, go to your most recent post and add up your likes, comments, saves, and shares. That combined number should equal about 4.8% of your total followers."

How to Calculate Your Numbers in the Professional Dashboard

If you want an easier way to look at your overall monthly performance rather than calculating post-by-post, you can access your data directly through your profile:

  1. Open your Instagram profile and click on the Professional Dashboard button in the middle of your screen.
  2. Look at your last month's worth of data and click on Interactions to view the detailed breakdown.
  3. Add up your likes, comments, saves, and shares from the last 30 days.
  4. Divide that total engagement number by your total number of followers to find your true engagement percentage.

For context, Ali currently has around 7,000 followers. By pulling her last 30 days of data, her engagement rate sits at a healthy 4.3%, proving that even past the 5,000-follower mark, staying around that 4% range means you are on the right track.

Are You Shadowbanned? How to Verify Your Account Status

Many real estate agents assume the algorithm is out to get them when their views drop. Before you panic and think about starting a brand-new page, you need to check if Instagram is actually restricting your profile.

How to Run an Account Health Check:

Go to your profile and click the hamburger icon (the three lines) in the top-right corner. Scroll down and click on Account Status.

You want to see four green checkmarks. If all four checkmarks are green, your account is in perfect standing with Instagram's policies. If you see any red marks, you have violated a policy and need to resolve it immediately.

"If you have four green checkmarks and you're still not getting the views or engagement you want, let's be real: your content just isn't that good. Get better."

Unlocking Trial Reels for Massive Agent Growth

If you have over 1,000 followers, you should have access to a game-changing feature called Trial Reels. This is a powerful setting designed to push your content exclusively to strangers who do not follow you yet.

Testing the "No Hook" Strategy

We are shifting our focus to using Trial Reels to rapidly test new content styles and grow our follower list. One of our favorite new strategies to try is the "no hook" delivery method.

Instead of trying to design a highly polished, heavily edited hook for every video, try just jumping straight into the raw delivery of your message. It cuts through the noise of overly commercial real estate videos and builds instant trust with cold audiences.

Why the Duplicate Draft Hack is Dead

When Trial Reels first launched, agents used a "cheat code" where they would duplicate a video in their drafts, posting one to their Trial feed and one to their main feed. Unfortunately, Instagram has patched this loophole.

We've tested this duplicate draft method and watched the views and engagement decrease on both sides. Instead of trying to cheat the system, divide your content strategy into two distinct categories:

  • Warm Conversion Content (Main Feed): Post your real estate wins, client success stories, and deep dives here. This is for the people who already know, like, and trust you.
  • Cold Experimental Content (Trial Reels): Post your raw rants, direct advice, and untested concepts here to get in front of brand-new strangers.
