We are Shelby Johnson and Ali Garced, two military veterans turned real estate agents and investors. Throughout 2025, we shared the actual in-the-weeds systems and mindsets we used to grow and scale our businesses. In this comprehensive recap, we are counting down our top ten most popular strategies of the year to help you dominate your market.

10. Combine Visual and Auditory Hooks for Viral Listing Videos

Most real estate agents know they need a strong auditory hook to stop the scroll, but the real magic happens when you pair it with a visual hook. Think of it as a double-threat that forces viewers to pay attention.

The Visual Hook Method

Your visual hook is an unexpected physical object or action that appears in the first second of your video. In one of Ali's videos, she held a giant sweet potato the entire time, leaving viewers wondering why. In another, Shelby used binoculars right off the bat, creating instant curiosity.

Voiceover Secrets That Convert

  • Avoid the silent pan: Instead of showing empty rooms with music, record a high-energy voiceover to keep viewers engaged.
  • Keep your natural voice: Don't record at a normal pace and speed it up with editing software. Instead, practice speaking quickly and dynamically so you still sound authentic.
  • Script to the second: Write your scripts beforehand and cut out every unnecessary word. Aim for quick visual transitions every 1 to 1.2 seconds.

9. Designing a Highly Productive, Non-Negotiable Daily Schedule

As busy real estate agents, spouses, and parents, we know that perfect work-life balance is a myth. However, you can achieve remarkable organization by focusing on short, high-intensity work blocks and non-negotiable personal boundaries.

"I don't rely on classic time-blocking. Instead, I build my entire day around high-priority activities and absolute non-negotiables."

A Typical Agent Daily Flow

Start your morning by getting the kids ready for school, followed immediately by a non-negotiable gym session to protect your physical and mental health. From 10:00 AM to 2:00 PM, run a hardcore work block dedicated to client meetings, zoom calls, property showings, and transaction management. Keep your afternoons free for kids' sports and activities, then handle administrative follow-ups from 7:00 PM to 8:00 PM after the kids go to bed.

8. Streamline Your Buyer Process with Active Communication Hubs

Managing client expectations is the key to closing deals without losing your mind. We do this by keeping tight, collaborative communication hubs active from start to finish.

The Tri-Party Group Chat Strategy

Always maintain a group chat containing yourself, the buyers, and their lender. This setup keeps the lender accountable and prevents the clients from telling different stories to different parties. It ensures that everyone operates as one team with one fight.

Setting Up the Initial Buyer Homework

During the initial Zoom consultation, set clear expectations for the property search. Instruct your buyers to physically drive by the neighborhoods and properties they find interesting before booking formal showings. This step saves valuable time and ensures you only tour homes they are genuinely excited about.

7. Turn 1 Million Organic Views into $70,000+ in Commissions

Going viral on Instagram or TikTok is useless unless you have a systematic way to convert those views into actual clients. Treating every single post like it is going to go viral is the foundation of this conversion strategy.

The Personalized Follow-Back Funnel

When a post goes viral, do not just sit back and watch your follower count grow. We follow back every single new follower and send them a highly personalized, three-line direct message to initiate a conversation:

  • Line 1: "[Name], thanks for the follow!"
  • Line 2: "Are you enjoying the content..."
  • Line 3: "...or getting ready to buy or sell?"

By giving them a direct choice in the last line, they almost always respond. If they are looking to buy or sell outside of our local market, we refer them to a vetted, high-performing agent in our network who has completed at least six VA transactions over the past twelve months.

6. Capture B-Roll and Master First Impressions on Listing Presentations

Your listing systems are living documents that must constantly evolve. Success starts the moment you pull up to the listing appointment.

Always Capture Organic B-Roll

Keep your phone handy and record quick clips of B-roll as you arrive at the home. Share these moments on your social media stories to show the world that you are actively working; when people see you working, they naturally want to work with you.

Subconscious Rapport Hacks

When the seller opens the door, use open body language and maintain steady eye contact. Avoid crossing your arms or looking closed off. Smile warmly and matching the client's energy to quickly establish trust on a subconscious level.

5. Use AI Voice Cloning to Scale Your Prospecting

Voice cloning technology allows you to create high-leverage content without spending hours behind a microphone. It is a game-changer for short-form podcasts and localized neighborhood reports.

How to Set Up 11 Labs for Voice Cloning

Create an account on 11labs.io and upload high-quality, background-noise-free MP3 files of your voice. Use an AI tool like ChatGPT to generate a detailed text description of your voice tone, energetic level, and accent, and paste it into the platform. After the system processes your files, you can generate natural-sounding voiceovers by simply typing out your scripts.

4. Optimize Your Zillow Premier Agent Profile for Maximum Trust

Even if you do not buy Zillow leads, savvy buyers and sellers will look up your Zillow profile to check your reviews and past sales. Your profile needs to look like a trusted friend's page, not a stuffy corporate brochure.

Key Profile Upgrades

  • Add a Spotlight Video: Upload a high-quality video that covers almost the entire profile page to showcase your authentic personality immediately.
  • Use Calendly instead of IDX: Link your Calendly booking page directly to your profile. Do not redirect users to an unfamiliar home search site when they are already comfortable using Zillow.
  • Be authentic, not stiff: Write your bio in a friendly, conversational tone. Clients want to work with a relatable expert, not a boring attorney-type figure.

3. Build a Speed-to-Lead Handoff with Your Virtual Assistant

When a warm or cold seller lead enters your orbit, speed-to-lead is your single highest predictor of success. A fast and seamless handoff to your CRM is critical.

The WhatsApp-to-CRM Workflow

As soon as a lead pops up, send a screenshot and any basic contact details directly to your virtual assistant via WhatsApp. Your VA will immediately input the contact, email, and property address into Follow Up Boss. While they build out the backend transaction folder, you can focus on making a phone call to the lead within minutes of their inquiry.

2. Use These Copy-and-Paste Hooks to Go Viral

The first three seconds of your short-form videos determine whether your video flops or flies. Stop starting your videos with "Hey guys, I am just popping on here to tell you..." because you will instantly lose your audience.

The Winning Hook Formula

Focus entirely on what is in it for the viewer. Combine a common pain point with an exclusive solution to build immediate curiosity.

The Script: "The [Local Market] secret that nobody is talking about to help you decide which neighborhood to live in..."

1. Smash Debt and Create Real Stability with the Shred Method

When we interviewed financial expert Adam Carroll, he shared a math-based framework called the Shred Method. This strategy helps homeowners pay off their mortgages in as little as three to five years without changing their lifestyle.

The Power of Liquidity and Cash Flow

Most people do not have an income problem; they have a payment and liquidity problem. By over-committing to car payments, furniture payments, and retail cards, they trap their cash flow. The Shred Method redirects your idle household cash flow directly toward your principal balance, dramatically reducing your interest overhead and accelerating your timeline to financial freedom.

Having a paid-off property provides immense business stability. When your living expenses are covered, you can operate your real estate business with absolute confidence, focusing entirely on serving your clients rather than chasing commission checks.
