The Two Types of Google Business Profiles: Service Area vs. Physical Location

When you set up your Google Business Profile, you are faced with a critical choice: are you a Service Area Business (SAB), or do you have a physical location? Understanding this distinction is where most real estate agents trip up right out of the gate.

1. Service Area Businesses (SAB)

This is how we set up our profile, and it is the correct path for most solo agents. You do not show a physical address on the map; instead, you outline the general areas you serve, like Tucson or Lexington. The downside is that you won't show up frequently for generic searches like "real estate agent near me" because Google doesn't have a precise pin to rank you geographically.

2. Physical Location Storefronts

To rank in Google’s organic "Map Pack" with a physical pin, you must have a physical storefront with public-facing signage. Google has strict verification rules, often requiring you to upload a video showing your office sign and street address. Do not use your home address—Google will quickly flag and shut down your account.

Warning for Brokerage Agents: If multiple agents set up their individual Google profiles using their brokerage’s physical office address, Google’s algorithm will fight over those duplicate rankings. It will either cancel all of them or only select one dominant profile to display. Don't step on your team leader's or broker's toes by creating a duplicate location battle.

The Secret Weapon: Cross-Agent Validation

Many agents get discouraged when they realize their Service Area Business profile doesn't bring in thousands of cold organic searches. But we don't use Google primarily for cold lead generation—we use it for absolute validation.

When Shelby is in a competitive multiple-offer situation, she sends a highly polished "Offer to Purchase Overview" email to the listing agent. In that email, she summarizes the key terms, CCs her lender, and drops links to both her and her lender’s Google Business Profiles.

By showing the listing agent that she has over 100 five-star reviews, she instantly validates her professionalism. It proves to the other agent that she isn't a newbie and will make the transaction incredibly smooth, which helps win highest-and-best situations.

How to Optimize Your Reviews for Maximum Impact

Not all Google reviews are created equal. If you want your reviews to build authority and survive Google's strict spam filters, you need to coach your clients on how to write them.

  • Targeted Keywords: Have your clients naturally mention specific locations (e.g., "best agent in Tucson") and key niches like "Veteran PCS" or "first-time homebuyer."
  • Rich Media: Reviews that contain photos or video walkthroughs rank significantly higher on your profile. If a client is comfortable on camera, ask them to upload a quick 10-second video testimonial directly with their review.
  • Natural Spacing: Do not ask for 20 reviews in one day. If Google sees a sudden spike on a quiet profile, it looks like spam. Space them out naturally to keep the algorithm happy.

The Brutal Truth About Google Leads and Ad Space

Local Service Ads (LSA) vs. Pay-Per-Click (PPC)

Google’s Local Service Ads (LSAs) are pay-per-lead and appear at the absolute top of the search page. Standard Pay-Per-Click (PPC) ads are the traditional sponsored blue links. If you aren't paying to play in these ad sections, relying solely on your Google Business Profile for cold leads is a losing battle.

Beware of the Brokerage Review Trap

Are you unknowingly letting your brokerage steal your best Google reviews? Many companies use automated post-closing software like "Real Satisfied" to request client feedback.

Your client might write an incredible, novel-length review, only for it to be sucked into an obscure brokerage database that does absolutely nothing for your personal Google SEO. We highly recommend blocking or turning off these automated emails and sending a direct Google review link to your clients instead. Keep your reviews in one centralized, high-value place that you own forever.

What to Do If Your Google Profile Gets Suspended

If you try to move your business location across the country or frequently change your business name, Google will likely suspend your account. If this happens, don't panic, but prepare to do some work.

You can navigate the Google Help Forums to locate Diamond-tier or Platinum-tier Google Certified Experts. These are approved third-party vendors who understand the back-end channels to get your profile reinstated. While it may cost $500 or more to hire an expert, saving a profile with over 100 hard-earned reviews is worth every single penny.
